Terms and conditions of the rental

  1. Cancellations: Full refunds will be made, less a $100 administrative fee, provided the property can be re-let for the cancelled dates. Every effort to re-let will be made on your behalf by our staff.  We do strongly recommend that clients organize their own comprehensive travel insurance to cover cancellation, personal effects and injury. If the property cannot be re-let refunds will be available according to the following schedule:
    • If cancellation occurs more than 45 days before your arrival date your booking deposit will be refunded less a $100 charge for administration.
    • If the cancellation occurs less that 45 days before your arrival date the deposit will not be refunded.
    • If the cancellation occurs less than one (1) month before your arrival date the deposit and the final balance will not be refunded.
    • To receive any refund under this policy Absolute Accommodations must be informed in writing of the cancellation including the details of your booking.
    • In some cases in London the deposit is non-refundable from the time of payment.
  2. Occupation of the rental property is only for the dates specified and confirmed by your reservation.
  3. A credit card number will be held and authorized against any damage, breakage and/or excess services provided during your stay. For some properties, particularly in London, a security deposit may be required in advance and returned following departure. If applicable this will be noted on the invoice for the rental.
  4. Typically, a representative will meet all arrivals at the property. Prior information about travel plans, flight details etc. is required. (See the Arrival and Departure information under the How to Book section of our web site for specific information concerning your arrival time.) For all rentals compete arrival instructions will be provided.
  5. All rentals include utilities unless otherwise stated.
  6. Properties may not be used for commercial purposes.
  7. No animals are allowed unless specifically agreed.
  8. An interim cleaning may be required for stays longer than one week by some property owners, at additional charge. If cleaning is additionally requested by you, Absolute Accommodations will arrange this at the hourly rate of approximately 25 Euros (£19) for a minimum of two (2) hours per visit by cleaning staff. Exact costs will be provided.
  9. Only the named people on the contract may occupy the property. Any changes or extra persons will automatically bring the contract to an end without recourse by the tenant.
  10. Properties may be occupied from 2 PM with departure by 10:00 AM unless otherwise specifically requested and agreed in advance. (See the Arrival and Departure information under the How to Book section of our web site for specific information concerning your arrival and departure time.
  11. Arrangements for check out and key collection must be made at least two (2) working days prior to the departure date. Normally, this is arranged at the time of check in.
  12. All properties are equipped with linens, towels, crockery, cookware, glasses, telephone and television, hair dryer, iron, ironing board, toaster and coffee maker unless otherwise stated. (see apartment amenities under the specific apartment description in the web site.)
  13. Absolute Accommodations reserves the right to offer alternative accommodations of similar quality, size and price in the event the property is not available due to circumstances beyond our control.
  14. Baby cribs and high chairs may be rented on request.
  15. Occupants may not make alterations, additions to or take away from the property any of its contents, not create cause to require redecoration or repair to the property. Occupants should enjoy the quiet use of the property and not create such noise or nuisance as to cause complaint from neighbors.
  16. Concerning longer rentals, it may be required to pay utilities separately. If required, the tenant will be informed before a rental contract is agreed.
  17. Legal jurisdiction of the rental shall be that of local law based on the location of the rental property.
  18. Force Majeure. The company shall have no liability to the guest if it is prevented from performing its obligations by acts, events or accidents beyond its reasonable control.
  19. A guest shall not have any right to occupancy or tenancy except for the dates specified for the rental period.
